He shall not waste the Goods of his said Master nor lend them unlawfully to any. He shall not commit Fornication, nor contract Matrimony within the said Term. He shall not play at Cards, Dice, Tables or any other unlawful Games whereby his said master may have any loss with his own Goods or others during the said Term without Licence of his said Master he shall neither buy nor sell. Manuscript on folded vellum, with red rules, embossed stamp and seal. 28 x 24 inches. Witness statement and title on verso. Some browning and staining, especially on verso; otherwise fine condition. By the terms of this lease, John Davies of Fetter Lane, London, Gentleman lets to George Wood of the parish of St James in Clerkenwell, Paper Maker, a tenement and former smith's shop behind it. This was located on the east side of Leather Lane in the parish of St Andrew Holborn and was let for twenty one years at a 'Rent of one pepper Corn' and £23 per annum, payable on the quarter days specified, 'without any Deduction, Defalcation or Abatement.' The terms of the lease give details of the landlord's right to inspect the property to check for damage and of the tenant's obligation to maintain it in good order, including all doors, windows, sashes, shelves, dressers, locks, keys, bars, bolts, hinges, wainscots, etc. Otherwise Wood 'may peaceably and quietly have hold use Occupy possess and enjoy the said demised premises.without any Let suit Trouble Denial Interruption or Disturbance' on the part of the Davies or his agents. Vellum Deed. Etat : Good. Frances, Atkinson's wife before marriage was Frances Langley. Lands referred to are: Lisnamrock, Knockanlane, Clashduff, Williamstown, Knockbrack quarter, Tedenmore, Curraghhenduff, Springfield, Gortacannrish, Ballykerrin, & more. Interestingly the deed indicates that the lands include coal mines & collieries. The coalfields of Slieveardagh were operated privately by local farmers & landowners in this area of Tipperary for about 400 years from around the first 30 years of the 17th century up to about 1825. If there was an outcrop on their land they mined it. It has been recorded that up to a 1000 men worked 35 mines up to this time. They brought some prosperity and security to many people in this part of Tipperary at the time. About 1824 the mines were operated under an Act of Parliament by the Mining Company of Ireland. They were kept open at a loss during the famine years. The coal mining industry in Tipperary petered out in the 1980's. This document is a primary research item.

Slightly water stained to top right hand corner, but no loss of sense, central horizontal crease, but generally quite bright and clean. Standard apprenticeship indenture between John Clark, aged fifteen years "or thereabouts", with the consent of his father William Clark, a victualler, and William Camps of Royston, Hertfordshire, boot and shoemaker, for five years, dated the 21st February 1825, with the usual warnings against bad behaviour, "he shall not commit fornication nor contract Matrimony within the said Term, he shall not play at cards or Dice Tables . he shall not haunt Taverns or Playhouses". With the tax stamps and wax seals, quite an attractive example Size: 8vo (Oblong). Ephemera.

Lightly browned and slightly creased with central horizontal fold, details of agreement to reverse in ink, but generally in good order. William Brown, aged sixteen, with the consent of his father Simon Brown of Heydon, Essex, a shepherd, binds himself apprentice to George Machon of Barkway, Herts., as a boot and shoemaker, for five years, signed by those involved with wax seals, also included is a small piece of paper noting that this expires at Michaelmas 1832 and at that time to be given up to the apprentice, with the mark of George Machon Size: 8vo (Oblong). Manuscripts on folded single sheets, with embossed stamps. 1. Indenture. Written on two sides, with title on verso. 2. Bond. Pre-printed legal stationery, written on one side with title on verso. 8 x 13 inches. Small section torn from lower right hand margin of Bond, not affecting legibility of text, otherwise both in fine condition. By the terms of this lease, John Davies, of Clements Inn, in the liberty of Westminster, Gentleman, lets to Samuel Hillier of the parish of St James Clerkenwell, also Gentleman, a tenement at 50 Leather Lane in the parish of St Andrew, Holborn. The property adjoins the premises of a timber merchant and includes 'all and singular outhouses, cellars vaults areas ways paths passages waters watercourses Easements profits Commodities advantages and appurtenances whatsoever.' The lease is for one year for the sum of five shillings and 'the Rent of one pepper corn on the last day of the said Term if if the same shall be lawfully demanded.' The Bond, signed about ten days earlier states that Davies is firmly bound to Hillier for the sum of four hundred pounds, to be paid to the latter in two instalments of two hundred pound plus interest and is linked to an indenture signed at the same time. Indenture with three pieces of related ephemera. The Indenture, 410mm x 342mm ( 16 1/8 inches x 13 1/8 inches ) is printed and written in ink in a clear cursive hand. The Indenture states the Thomas Hornby will be apprenticed to William Whiteway, Sailmaker of Liverpool, for seven years, Whiteway acknowledges receipt of the ' . apprentice fee ' of two shiilings and sixpence from Thomas Hornby. There are many rules, regulation and codicils in the document, and finally on the verso there is a signed declaration, dated March 26, 1852, that Hornby - ' the within named apprentice ' has ' . duly and faithfully served out his time of seven years . ' . The declaration is signed ' William Whiteway and Co. ' The Indenture also notes the seven annual payments made to William Whiteway and Co; in respect of his apprenticeship. The signatures of Thomas and James Hornby, Philip Whiteway and William Whiteway, are inserted at the end of the document. The red seals on the recto of the indenture are damaged, the official embossed, ink and embossed payment stamps are clear. Complimentary to the Indenture is a signed letter / testimonial from William Whiteway, dated June 12, 1852, in which he states that ' Thomas Hornby served out his regular apprenticeship with us, in a manner very satisfactory, and we consider him both worthy and capable of being employed on board any vessel, . . ' Two other pieces offered here enlighten us as to the father of James Hornby , Thomas Hornby. One is the Certificate of Discharge / Certificate of Character dated 5 July, 1853. Hornby Senior , was born In Liverpool in 1821, was a Sailmaker on the ' Gipsey Bride ' which was registered at Liverpool, the Certificate of Character gives the ' Character for Ability in Whatever capacity ' and ' Character for Conduct ' of Thomas Hornby as ' Very Good ', both, conjoined, Certificates are signed by ' A. Montgomery ' the Master of the ' Gipsey Bride '. The ink signature of Hornby is on the verso of the Certificate. The other document included here is an ' Account of Wages ' for Thomas Hornby during his engagement on the Gipsey Bride, he was paid £6/0/0p. per month for the period 2 April, 1855 - 1 July, 1855. The Account also notes Deduction for ' Tobacco - 5s ' and ' 1 / 6 ' Discharge Fee, and is signed at the lower end by A. Montgomery, Master of the Gipsey Bride. Interestingly the ' Description of Voyage or Employment ' boxes on both Certificates have been entered with ' Foreign '. An interesting collection of family related Liverpool maritime ephemera.

The background and need for the land transfer would have been taken to a high court at Westminster.

In 1791, The Reverend Charles Campbell of Weasenham, Norfolk and his sister, Miss Elizabeth Campbell of Suffolk Street in the parish of Saint Mary le Bone, Middlesex, let the property to John Parkes, also of St.Andrew, whose occupation is given as Mangler (presumably in the laundry business, specialising in the pressing and folding of clothes). The lease is for twenty one years at an annual rental of £16, paid in instalments on the quarter days. 2 is the counterpart lease signed by the tenant. 3. In 1810, the lease is surrendered by Parkes and the property is re-let (signature date is 31 May) by Campbell (his sister having died in the intervening years) to Joseph Musselwhite, already resident in Hatton Wall, Calico Glazer, for a period of twenty one years at an annual rental of £35. 4-5. Since 1810, Musselwhite has been replaced as tenant by Theophilus Brown, who is in turn succeeded by the present tenant, William Hill, carpenter, already in residence when this twenty one year lease (annual rental, £32) is granted by Robert Campbell, esquire, of Fakenham, Norfolk (presumably the son, or other heir of Charles Campbell). There is an extensive list of trades which may only be carried out with permission: 'Brazier, Tinman, Printer, Slaughterman, Tallow Chandler, Melter of Tallow, Tobaccopipe Maker, Tobaccopipe Burner, Soapmaker, Sugar Baker, Fellmonger, Victualler or Bagnio Keeper, Common Brewer, Distiller, Farrier, or Blacksmith or any other Noisy Noisome or Nauseous Trade Business or Occupation.' Also prohibited without licence are use as a Lockup House, Police Office or for auction sales. 6-7. A further extension of the lease on similar terms, for twenty one years, at a monthly rental of £30, is signed on 24 June 1845. On the principal copy, some later pencil amendments have been added; Robert Campbell's residence is changed to 28 Lincolns Inn Fields Middlesex and the name of William Hill has been replaced by 'Charles Chapel[?] 4 G' Bath St.' A series of leases on 32 Hatton Wall, which is adjacent to the north end of Hatton Garden, in the parish of St. Andrew Holborn, owned by the Campbell family and let to various tradesmen. All these leases contain the usual provisions for keeping all the fixtures and fittings in good order, for the right of access by the landlord and his agents, with due notice, the payment of national and local taxes and rates, a prohibition on noisome trades (not in 1791) and the tenant's right to quiet enjoyment of the property.1-2. Original vellum sheet, 16 1/2" X 25 1/2", handwritten. Original signatures and seals on the bottom of document have been cut off, original horizontal and vertical folds, some edge folds, slight foxing and staing; otherwise very good. Remarkably legible document spells out the terms of an agreement between the parties. This is a deed for release of a parcel of land in "the seventh ward in the city of New York" for 100 pounds of "lawful money." There are some notations on the verso naming some of the parties.

A Large folding Indenture (65 + 72cms.) dated 25/6/1866 transferring the leasehold property of 3 roods, 17 perches of grounds round reservoir from the Commissioners of Kingstown Harbour to The Royal Marine Hotel. The lease was signed by William Richard Le Fanu (younger brother of Irish writer Joseph Sheridan Le Fanu) who was a commissioner of Kingston Harbour. The lease running to 60 lines of copper plate hand writing on vellum (legalese) also contains a small map with colour indicating property.

Large printed and manuscript paperdocument, 40x 50cm. (16" x 20"), printed with handwritten entries,folded in sixths, some slight text loss, expertly restored, fine. Fitzroy Township was first settled around 1824. A "Jno. McDermott" isnoted in the Belden Atlas of 1879 as having 200 acres east of the Villageof Fitzroy Harbor. On the verso of the document is a hand-written codicildated 1852: "County of Carleton Registry Office. I do hereby certify thata Memorial of the written deed of bargain and sale attested before me byJohn McDermott of the Township of Litchfield formerly of Fitzroy,Yeoman, was duly recorded in this office .".
