It takes into account the different sources for farm mortgage loans, such as banks, life insurance companies, the Federal land bank system, state agencies and farm mortgage bankers. Though it was found that banks continued to be the most significant source of mortgages, the book notes the growing importance of the Federal land bank system, highlighting its role in reducing interest rate disparities and implementing longer loan terms. The analysis shows that while the rate of farm mortgage debt increased between 1910 and 1920, it represented a relatively small percentage of the total value of farms and that the increase was likely a result of rising land values and the use of mortgages to finance permanent improvements on farms.
