By 1860, Plaquemines Parish, Louisiana, had an extraordinary social system. The Mississippi River produced some of the most fertile soil in the United States and sugar cane was a major commodity closely followed by rice. By 1860, there were 63 plantations growing these crops. The planter class was made up of white males, freed black men and women who all lived next to each other. Sugar refineries required large capital investment as evidenced by the Oak Point Sugar Co. mortgage offered here. 4 pp, 8 x 14, December 13th, 1877 mortgage of the Oak Point, located in Plaquemines Parish, Louisiana, securing a loan of $17,000 from B.H. Howell & Son Co. of New York to cover the cost of supplies and expenses to plant, gather, save and manufacture.sugar and molasses and other products to be made and raised during the year." Oak Point secured and agreed to payments through four promissory notes from Howell. George W. Crabb and Albert Bunker entered into the agreement on behalf of Oak Point. The notary was ALBERT HERO JR., who signed the mortgage, the first Custodian of Notarial Records for the Parish. Hero was involved in Republican Party politics, including patronage distribution. Albert Bunker and his brother George worked in the sugar refinery business, overseeing sugarcane estates in Cuba and purchasing cane from Louisiana plantations. George worked from the Delaware Sugar House in Philadelphia and Albert was active in New Orleans. B.H. Howell was Benjamin Hunting Howell (1811-1900) of New York, who was heavily involved in sugar production. Many plantations were bought during the 1870s due to oversupply and falling prices, leading to heavy consolidation. Government scrutiny forced the "Sugar Trust" to reorganize under the Sherman Antitrust Act of 1890, which outlawed trusts that formed monopolies. By 1924, Howell & Son controlled seventeen sugar mills in Cuba with a total production of nearly 450,000 tons of sugar. Research on B.H. Howell, which includes information on the plight of the sugar industry, is included. The document is written in beautiful manuscript with some printed text and is in excellent conditions with folds, light toning. The back cover, added for filing purposes, has some discoloration.
